The Atlanta Housing Market: A November 2026 Snapshot

by The Zac Team

ATL Fall

November is almost here, and Atlanta’s Real Estate market is offering buyers more choices while giving sellers a reason to sharpen their strategy. Prices are showing modest annual gains in the core metro area, but sales have slowed. Location, property condition and pricing continue to shape the experience on both sides of the closing table.

A note on timing: This November outlook uses September 2026 sales figures, the latest published Atlanta REALTORS® report available as of October 27, and Freddie Mac’s October 22 mortgage rate update.

The headline numbers

The Atlanta REALTORS® Association’s September report, compiled by FMLS, recorded a median sale price of $416,000, up 1.5% year over year. The average sale price reached $544,500, an increase of 3.8%. Meanwhile, 3,680 homes sold, down 18.5% from September 2025. Prices held above year-earlier levels even as fewer transactions closed.

These figures cover 11 metro Atlanta counties, including Fulton, DeKalb, Cobb and Gwinnett. They represent a different geographic area from Georgia MLS’s broader 29-county Atlanta report, which was used in our earlier update. Keeping those boundaries in mind helps make comparisons meaningful.

Inventory: more choice heading into the holidays

Active listings in the 11-county market reached 21,053 in September, up 6.7% year over year. Supply stood at 4.9 months, while sellers introduced 7,531 new listings, down 1.6% from a year earlier. Buyers had more available homes to consider, despite a slightly slower flow of new listings.

More selection can create opportunities to negotiate on price, closing costs or repairs, particularly when a property has been available for a while. The strength of an offer still depends on the home’s condition, asking price and nearby competition.

Buyer activity has slowed

September’s decline in closed sales shows a more measured market. Homes averaged 30 days on market in the Atlanta REALTORS® report, giving buyers time to evaluate their options while encouraging sellers to stay competitive on pricing and presentation.

For anyone planning a move this fall, the practical lesson is to look closely at recent neighborhood sales. Metro averages provide context, but comparable homes offer a better starting point for deciding what to offer or where to price.

Mortgage rates remain a key factor

Freddie Mac reported an average 30-year fixed mortgage rate of 7.32% on October 22, down from 7.40% the previous week. This is a national average; individual quotes depend on the borrower, loan terms and lender.

For buyers, getting an updated payment estimate before making an offer is especially useful. The purchase price, interest rate, property taxes, insurance and any association fees all contribute to the monthly cost of ownership.

What this means for buyers and sellers

For buyers: November can be a good time to revisit homes that have been sitting and compare the full cost of each option. Ask about potential concessions, review comparable sales and keep your financing current so you are ready when the right opportunity appears.

For sellers: A thoughtful asking price and strong first impression matter. With more listings competing for attention, professional photography, a well-prepared home and realistic expectations can help attract serious buyers. Review your competition regularly and respond to showing feedback.

The November outlook

Atlanta is heading into November with more available homes, modest annual price growth and fewer completed sales in the core metro market. Buyers have more options to weigh, while sellers benefit from a clear understanding of what nearby homes are actually selling for.
