Why There are More Homes for Sale Right Now (and What It Means for You)

Mortgage rates moving back above 7% may not be the headline buyers and sellers were hoping for. But it is having a real impact on the housing market, and understanding that impact can help you make smarter decisions.

Right now, the number of homes for sale is rising in many markets. At first glance, you might assume that means a big wave of new listings has hit the market. But that is not really the case.

The bigger reason inventory is growing is simple: homes are not selling as quickly as they were before.

Inventory Growth Is Speeding Up

Recent HousingWire data shows inventory growth has started to accelerate again after slowing for much of the past year. And the key driver is buyer activity.

When mortgage rates rise, some buyers decide to wait. That means fewer homes go under contract each week. As a result, active listings begin to build because unsold homes stay on the market while new listings continue to come on.

In other words, more homes for sale does not necessarily mean more sellers are rushing in. It often means homes are lingering longer.

This shift is especially noticeable when comparing this year to last year. As rates have moved higher this year, inventory has grown by roughly 25,000 homes. Around the same time last year, rates eased, buyers stepped back in, and inventory actually declined by about 9,000 homes.

That is a meaningful change, and it shows just how closely mortgage rates and housing supply are connected.

Higher Rates Are Softening Demand

HousingWire Lead Analyst Logan Mohtashami put it clearly:

"With mortgage rates over 7%, demand tends to soften and inventory rises . . ."

That softer demand does not mean the market has stopped. It simply means the pace has changed.

Buyers are still buying. Sellers are still selling. But homes may need more time, stronger marketing, and a sharper pricing strategy to get across the finish line.

Homes Are Taking Longer To Sell

Another important sign of this changing market is time on market.

According to Realtor.com, the typical home spent 61 days on the market this September. Back in September 2021, that number was just 41 days.

That difference tells a very clear story.

A few years ago, lower rates brought more buyers into the market, and homes often sold quickly. Today, with borrowing costs higher, some buyers are moving more carefully. They may take longer to make a decision, compare more options, and negotiate more than they did during the fast-moving market of the past.

For both buyers and sellers, that creates a very different environment.

What This Means If You’re Buying

If you are a buyer, this market may offer opportunities that were hard to find just a few years ago.

With more homes available, you likely have:

  • More choices
  • Less pressure to make a rushed decision
  • More negotiating power
  • Better odds of finding a seller open to concessions

If a home has been sitting on the market for a while, the seller may be more open to discussing things like:

  • Price adjustments
  • Repairs
  • Closing cost assistance
  • A mortgage rate buydown

Of course, not every seller will be flexible. Well-priced homes in strong condition can still attract solid interest. But overall, buyers have more breathing room today than they did during the peak frenzy of the market.

What This Means If You’re Selling

If you are selling, this is not a bad market. It is just a market that requires a thoughtful plan.

Because buyers have more options, your home needs to stand out from the start. That means focusing on the factors you can control:

1. Price It Right From Day One

Overpricing can cause your home to sit, and that can make buyers wonder if something is wrong. A well-priced home is more likely to generate interest early and lead to stronger offers.

2. Make a Great First Impression

Clean presentation, strong curb appeal, and quality listing photos matter more than ever when buyers are comparing multiple homes.

3. Highlight What Makes Your Home Special

Every home has features that can appeal to the right buyer. The key is identifying those strengths and marketing them effectively.

4. Work With a Local Expert

A skilled agent can help you understand what buyers in your area are responding to right now, how long homes are taking to sell, and what pricing strategy makes the most sense.

The good news is buyers are still active. Homes are still selling every day. The difference is that preparation and positioning matter more in a market with rising inventory.

The Market Is Not Frozen - It Is Just Different

It is easy to hear about higher rates and rising inventory and assume the market is at a standstill. That is not what is happening.

What we are seeing is a return to a more balanced pace in many areas. Buyers are taking more time. Sellers need stronger strategies. And both sides benefit from understanding current local conditions before making a move.

That is why broad national headlines only tell part of the story. What matters most is what is happening in your neighborhood, your price range, and your timeline.

Bottom Line

In many markets right now, inventory is growing and homes are taking longer to sell. That does not have to be bad news. It just means your strategy should reflect today’s conditions.

If you are buying, this could be a chance to explore more options and negotiate with greater confidence.

If you are selling, the right pricing, presentation, and marketing plan can help your home stand out and attract the right buyer.
