Buying Outside the Perimeter: Is More House Worth the Longer Drive?
Buying Outside the Perimeter: Is More House Worth the Longer Drive?
For many Metro Atlanta homebuyers, one of the biggest decisions isn't whether to buy, it's where to buy. Should you stay Inside the Perimeter (ITP) for convenience and city living, or head Outside the Perimeter (OTP) for more space and a different lifestyle?
The answer depends on your priorities. Here's a closer look at the pros and cons of buying outside Atlanta's I-285 perimeter.
Home Prices: More Space for Your Money
One of the biggest advantages of buying outside the perimeter has traditionally been affordability. While Atlanta's overall median sales price sits around $420,000, many OTP communities still offer larger homes, bigger lots, and newer construction for a similar—or sometimes lower—price.
Typical price ranges include:
|
Area |
Typical Price Range |
|
Inside the Perimeter (Midtown, Virginia-Highland, Buckhead, Decatur) |
$500,000–$1M+ |
|
Near OTP (Marietta, Smyrna, Tucker, Peachtree Corners) |
$400,000–$700,000 |
|
Outer Suburbs (Woodstock, Canton, Dallas, Loganville, Hoschton) |
$350,000–$650,000 |
That said, the affordability gap is shrinking. Rapid growth has pushed prices in many exurban communities much closer to those in the urban core, especially in popular counties north and east of Atlanta.
Amenities Have Changed Dramatically
Years ago, living outside the perimeter often meant sacrificing dining, shopping, and entertainment. That's no longer the case.
Communities such as Woodstock, Alpharetta, Roswell, Canton, Peachtree City, Buford, and Fayetteville have invested heavily in walkable downtown districts, parks, restaurants, breweries, entertainment venues, and mixed-use developments.
However, if your lifestyle revolves around Atlanta's BeltLine, Midtown nightlife, professional sports, concerts, or major cultural attractions, living inside the perimeter still offers unmatched convenience.
Crime Rates
While every neighborhood should be evaluated individually, many suburban communities generally experience lower rates of violent crime than the City of Atlanta. Families often cite this, along with highly rated schools, as one of the primary reasons they choose OTP living.
That said, crime varies dramatically from neighborhood to neighborhood, both inside and outside the perimeter. Buyers should research local crime data rather than relying on citywide statistics when evaluating a specific community.
The Trade-Off: Commute Time
The biggest downside to living farther out is often the commute.
Although remote and hybrid work have reduced commuting for many buyers, those who travel into Midtown, Downtown, Buckhead, or Perimeter Center several days each week may spend significantly more time in traffic.
For buyers who work from home or only commute occasionally, that extra drive may be well worth the additional living space.
Which Lifestyle Fits You?
Buying Inside the Perimeter may be right if you value:
- Walkability
- Shorter commutes
- Restaurants and nightlife
- Historic neighborhoods
- Easy access to entertainment and sporting events
Buying Outside the Perimeter may be right if you value:
- Larger homes and yards
- Newer construction
- Lower density neighborhoods
- Highly rated school districts
- More privacy and outdoor space
The Bottom Line
There isn't a "better" choice, only the choice that's right for your lifestyle and long-term goals.
Many buyers are surprised to discover that today's suburbs offer nearly all the amenities they enjoy in the city, while others decide that the convenience and energy of intown Atlanta are worth paying a premium. As Metro Atlanta continues to grow, both Inside and Outside the Perimeter communities are seeing strong demand, making it important to focus on value, lifestyle, and future resale potential rather than price alone.
